AOI Expands Manufacturing To Pearland

Applied Optoelectronics, Inc. (NASDAQ: AAOI), a provider of advanced optical and HFC networking products powering AI, has begun construction on its campus in Pearland’s Lower Kirby district, purchased earlier this year. The purchase included two shell buildings totaling nearly 400,000 square feet, developed by Stream Realty.

AOI purchased the buildings for $58.4 million and is investing another $94.1 million to finish out the 300,000-square-foot back building. The build-out includes approximately 196,000 square feet of ISO Class 6 cleanroom space, 36,500 square feet of office space, and nearly 74,000 square feet for shipping, quality testing and inventory.

At this facility, AOI will manufacture its 800G and 1.6T optical transceivers, which are a critical component of modern AI infrastructure that let network devices communicate over fiber optics, enabling fast, long-distance data transmission.

“We are proud to be part of the Pearland business ecosystem and appreciate the level of support we received from the city and economic development offices to match our manufacturing needs,” said Dr. Stefan Murry, Chief Financial Officer and Chief Strategy Officer of AOI.

We are thrilled to welcome AOI to Pearland and look forward to their continued growth.

Planned Community Developers (PCD) has purchased an approximately 120-acre site for The Orchard, a mixed-use destination planned for Pearland's Lower Kirby district at Highway 288 and Beltway 8. The development, which will incorporate the existing Bass Pro Shops,  is expected to bring together retail, dining, entertainment, office, residential, hospitality, and community gathering spaces in a walkable environment designed to serve both residents and businesses.

The Orchard is made possible through a collaborative public-private partnership involving PCD, the City of Pearland, and PEDC. This partnership supports critical infrastructure investments that will advance the community's long-term vision for Lower Kirby. The project represents a significant investment in Pearland's future and reinforces Lower Kirby's position as a premier destination for business, lifestyle, and economic growth.

Thorpe Brings Operations To Lower Kirby

Thorpe Groundbreaking

On October 14, Welcome Group hosted the groundbreaking ceremony for Thorpe's new 87,750-square-foot build-to-suit facility in Pearland's Lower Kirby district.  Thorpe is a plant maintenance and engineering firm serving energy-intensive industries.

The project marks the first major tenant secured through the Hooper Road Redevelopment initiative, a multi-year public-private partnership between PEDC and Welcome Group designed to strengthen industrial growth and investment in Lower Kirby.

Thorpe's Pearland facility will support the company's industrial maintenance and refractory operations, allowing for improved coordination across business functions, streamlined distribution and greater flexibility to serve customers throughout the Houston region. The new location complements Pearland's expanding advanced manufacturing ecosystem and benefits from the area's strong infrastructure and proximity to the region's industrial base.

PEDC began working with Welcome Group in 2022 on the redevelopment of multiple tracts at the northwest corner of Kirby Drive and Fruge Road. Through a development agreement supporting land acquisition, demolition, site preparation, drainage, and road improvements, Welcome Group consolidated 25 acres and committed to constructing at least 250,000 square feet of modern industrial space.
